There are two main contracts involved in your development:
1. Conveyance – Sale of Land
We will review, advise and negotiate your contract and attend to all steps required to finalise the purchase process. We will ensure the process is undertake expediently to ensure we secure the opportunity for you ahead of other potential purchasers. With market conditions in an optimal state (low interest rates, easier lending protocol, growth regional areas), demand for stock is increasing and moving much faster.
2. Construction Contract
Ensuring a smooth and efficient construction phase is essential for your project. The volume of work we provide to the network of builders we use allows us to negotiate pricing well below market rates and ensure total package inclusions are provided such as soil tests, landscaping, approvals, contributions, building documentation and more.
We will discuss different forms of construction contracts with you including fixed price v cost plus and which one is best for us to negotiate on your behalf. We will obtain a BASIX certificate for your property which means your property will have passed the Government’s environmental targets including the reduction of greenhouse gas emissions and water consumption. We will also, of course, ensure all insurances and warranties are in place in relation to the builder and the property.
You may pay interest on your construction loan as it is drawn down during the construction period (although our Accountant will show you how you can avoid this all together). As such, it is vital construction stays as close to timeline targets as possible. We ensure this by building in liquidated damage clauses to your construction contracts ensuring the builder pays you rent in the event they fail to meet deadlines.
Once the contracts have been negotiated and executed, the fun really begins! We will work with our architects to provide you with plans and fittings and finishes schedules for your completed development. It will give you a 3D look and feel of the finished product and provide you an insight to the floor plan.
